Conditions

We would like to make your holiday as enjoyable as possible. To help us, here are a few guidelines.

This is a non-smoking property.


General.  We have compiled the website as accurately as possible. However we cannot be held responsible for any changes within the local area e.g. availability of local facilities, opening times etc. We do advise you to check information you may be relying on.


Pets.   Pets are welcome, (a maximum of two well-behaved dogs). They must be kept off the furniture, out of the bedrooms and the yard and not left alone in the property.
 

Cancellation.   A deposit of 25% of the booking fee is payable at the time of booking. The deposit, once paid, is not refundable. The remainder of the rental fee is payable 8 weeks before the commencement date of the holiday. If a booking is cancelled within eight weeks before the commencement of your holiday (i.e. once the full rental has been paid), we will make the property available for re-let. If we are able to re-let, we will refund the rental fee, less the deposit moneys. However, if we are unable to re-let, we will have to retain the full rental fee paid. It is for this reason that we recommend that you make your own arrangements for holiday cancellation insurance cover.
 

Cleanliness and Damage at Primrose Cottage.   We do our best to ensure that the cottage is clean and ready for your arrival. However, as a condition of booking, we do ask you to undertake to keep the premises and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the holiday. We also ask you to leave the premises in the same state of cleanliness and general order in which it was found. We understand that accidents can happen – however, you should compensate us as owners for any damage and breakages which may occur (fair wear and tear excepted.)
 

Problems.   We hope that you will have a very enjoyable holiday and will do everything we can to make that happen. However, at some point, problems may occur. Let us know, and we will do our best to sort them out.
 

Arrival and departure.   Arrivals should be after 4:0 p.m. please, so that the cottage can be cleaned and prepared. Departure is by 10:0 a.m. By agreement, it may be possible to change these times.
 

Personal belongings.   Guests need to take responsibility for their own belongings.
 

The Back Yard.   The yard at the rear is not part of the property and can only be used for access to the dustbin. It must not be used for other purposes, in particular for pets or barbecues.
